Last year we were 30 to 40 percent off.  Today I would say we\u2019re off peak by 15 percent to 20 percent. <\/span><\/span><span style=\"font-family: Georgia; color: black; font-size: small;\"><span style=\"font-family: Georgia; color: black; font-size: 11.5pt;\">The lower level of  the luxury market \u2014 starting in the low $2 millions \u2014 was very slow for a  substantial period of time. Those units are much in demand in the last six  months. <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"line-height: 17.6pt; margin-bottom: 12pt;\"><strong><span style=\"font-family: Georgia; color: black; font-size: small;\"><span style=\"font-family: Georgia; color: black; font-size: 11.5pt; font-weight: bold;\">Q  <em><span style=\"font-style: italic;\">Wall Street bonuses are expected to rise.  Are you getting any inquiries from investment bankers about buying  yet?<\/span><\/em><\/span><\/span><\/strong><span style=\"font-family: Georgia; color: black; font-size: small;\"><span style=\"font-family: Georgia; color: black; font-size: 11.5pt;\"> <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"line-height: 17.6pt; margin-bottom: 12pt;\"><strong><span style=\"font-family: Georgia; color: black; font-size: small;\"><span style=\"font-family: Georgia; color: black; font-size: 11.5pt; font-weight: bold;\">A<\/span><\/span><\/strong><span style=\"font-family: Georgia; color: black; font-size: small;\"><span style=\"font-family: Georgia; color: black; font-size: 11.5pt;\"> We absolutely  are. I think we\u2019re seeing it more so than last year at this time, and that\u2019s not  only because of the money. <\/span><\/span><span style=\"font-family: Georgia; color: red; font-size: small;\"><span style=\"font-family: Georgia; color: red; font-size: 11.5pt;\">Last year there was  a sense that it was unseemly to be looking at spending a very substantial amount  of money on real estate. I think this year \u2014 even though there\u2019s still some of  the sentiment \u2014 that perception has diminished. <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"line-height: 17.6pt; margin-bottom: 12pt;\"><strong><span style=\"font-family: Georgia; color: black; font-size: small;\"><span style=\"font-family: Georgia; color: black; font-size: 11.5pt; font-weight: bold;\">Q  <em><span style=\"font-style: italic;\">Is this still a sellers\u2019  market?<\/span><\/em><\/span><\/span><\/strong><span style=\"font-family: Georgia; color: black; font-size: small;\"><span style=\"font-family: Georgia; color: black; font-size: 11.5pt;\"> <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"line-height: 17.6pt; margin-bottom: 12pt;\"><strong><span style=\"font-family: Georgia; color: black; font-size: small;\"><span style=\"font-family: Georgia; color: black; font-size: 11.5pt; font-weight: bold;\">A<\/span><\/span><\/strong><span style=\"font-family: Georgia; color: black; font-size: small;\"><span style=\"font-family: Georgia; color: black; font-size: 11.5pt;\"> What\u2019s  interesting is that both sides feel empowered: the sellers, by the fact that  2010 has not been a really bad year, and the buyers, by the fact that there is  still enough negative economic news slowing things down. <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"line-height: 17.6pt; margin-bottom: 12pt;\"><span style=\"font-family: Georgia; color: red; font-size: small;\"><span style=\"font-family: Georgia; color: red; font-size: 11.5pt;\">The way I like to  describe the market we\u2019ve been in for the last year is as a brokers\u2019 market.  We\u2019re in a marketplace in which you frequently have a buyer and a seller with a  different perspective, and it\u2019s the challenge of the broker to bridge the gap.
